A few things to consider:

TYPES OF SIDING:
From fiber-cement or wood lap siding, to tongue-and-groove, green or cedar cladding, aluminum, vinyl, brick, and stone, there are many options from both an aesthetic standpoint and in terms of durability and protection. Stucco, for example, is not as common in the Pacific “NorthWET” because it is more susceptible to water intrusion. Vinyl is another concerning material due to “chalking” over time, and because it is not a paintable surface. Fiber-cement is a popular choice for siding because it is thermally resistive, meaning, it does not expand and contract to the same extent as wood or other similar materials, and that means the caulking seal will likely resist water for a longer period of time.

CAULKING:
There are several considerations to make when it comes to caulking, since they don’t all work with the same degree of protection. There is density to consider, in addition to flexibility, adhesion, and proper application techniques. Too little caulking, and the seal might fail sooner than later. Too much caulking, and you’ll be left with sloppy work. My team is trained to apply caulking properly for aesthetics and protection.

SPRINKLERS:
Houses are meant to breathe, so lap siding should never be caulked on the bottom edge of the board. Instead, we utilize gravity for proper drainage in the event that moisture gets behind the lap. Unfortunately, all too often we see where homeowners and landscape designers place sprinkler systems next to a house, in such a way that water is sprayed upward into the crevice between boards. In this instance, no amount of drainage will prevent the reality of rot. The best preventative solution is to redirect sprinklers to avoid hitting the house, or to choose a type of siding that water can’t penetrate. And when the damage is already done, call Home Improvement Experts and we can replace all the rot and install new siding.
